About building permits

A building permit from the Town of Huntsville is needed when a person constructs, renovates or demolishes.  A building permit ensures the minimum standards of the Ontario Building Code are met in order to protect the health and safety of building occupants by regulating design, construction, quality of materials, use and occupancy of building and structures.

This information applies to projects such as a home, commercial buidling, structure, or garage.

  • A structure occupying an area greater than 10 sq. metres (10' x 10') consisting of a wall, roof and floor or any of them or a structural system serving the function thereof including all plumbing, works fixtures, and service systems appurtenant thereto
  • A structure occupying an area of 10 sq. metres or less that contains plumbing, including the plumbing appurtenant thereto
  • Plumbing not located in a structure
  • A sewage system
  • Structures designated in the Building Code

A building permit is your approval to start construction. It means that plans for any new structure, addition or renovation have been reviewed by the Building department. The Building department ensures the plans meet the Ontario Building Code, local Zoning By-Laws and other applicable laws and regulations.

A building permit is a way to regulate development in the Town of Huntsville to meet health, fire, structural and general safety standards. This is to protect individuals and the Community as a whole. It is illegal to conduct work without a permit. Conducting work without a building permit is against the Municipal By-Law and the Ontario Building Code Act.

A building permit is needed when a person constructs or demolishes a building or causes a building to be constructed or demolished. The Town of Huntsville also requires a building permit to be taken out when processing an application to connect to the District Water and/or Sewer. A permit to connect must be taken out first from the District of Muskoka. This permit must go with your application to the Town of Huntsville, along with the needed drawings.

Constructing an addition to an existing building, such as:

  • second or third story additions
  • attached garages or carports
  • “Muskoka rooms”
  • porches, decks

Making structural or material alterations, such as:

  • adding or removing walls
  • new windows or doors where there were none before
  • enlarging or moving existing windows or doors
  • expanding an existing deck or dock
  • enclosing an existing deck or porch
  • replacing structural parts of a deck or dock

Finishing a basement, if the work proposed includes any of the following:

  • structural or material alterations
  • installing or modifying heating and/or plumbing systems
  • excavating and/or constructing foundations
  • basement underpinning
  • constructing a basement entrance
  • adding an additional unit or suite

Demolishing or removing all or part of of a building

  • Installing or reconstructing a chimney or fireplace
  • Installing a wood burning stove or fireplace
  • Replacing or repairing footing drains
  • Upgrading or repairing a sewage system
  • Installing or modifying heating and/or plumbing systems
  • Constructing or replacing a retaining wall (if the retaining wall is adjacent to public property)
  • Changing a building's use (example: residential to commercial or single dwelling unit house to multi-dwelling unit house). Even if no construction is needed, if a change of use is proposed a building permit may be required.

Demolition permits are mandated by the Building Code for all structures exceeding 15 square meters (160 square feet).

The demolition of a farm building located on a farm does not require a demolition permit.

All Demolition permit applications require a completed site plan indicating the location of the building to be removed.

For the demolition of buildings other than houses or their accessory structures, please refer to the Building By-Law, Section 4.3 for additional requirements.

Inspections are mandatory:

Town staff must inspect the work at specific stages of construction to ensure everything meets safety and building code standards. Skipping inspections may result in fines or having to undo completed work.

Parties may book an inspection 24 hours a day by one of the following ways:

Cloudpermit: If you applied for a permit on Cloudpermit please request your inspection through the online portal here: https://ca.cloudpermit.com

Permits Issued Prior to Cloudpermit: If you applied for a permit before the launch of Cloudpermit, you can request an inspection through our online system and complete our inspection request form, OR phone 705-224-8000.

Note: Calling the inspector directly is not acceptable notice for inspection.

Inspection Request requirements:

  • The building permit number
  • The name of the person who determined the project was ready for inspection
  • Street address of the project
  • What type of inspection is being requested
  • Requested inspection request date

A number of inspections are carried out during construction and upon completion. It is the responsibility of the permit holder or the agent/contractor acting for the property owner to book appointments for the required inspections. If the work requiring the inspection is not completely finished before the inspector's arrival, other fees may apply.

Please note that the day requested may not be possible to meet due to scheduling constraints.

What you need to get started

There are requirements you must meet depending on the project. Before you begin your next home/business build or reno:

  • Look into zoning and planning requirements
  • If you are building on a waterfront lot, site plan approval may be required
  • When developing a vacant property, Town of Huntsville and District of Muskoka development fees may be required to be paid before a building permit can be issued

Submitting your permit online

The Town of Huntsville uses the online community development platform, Cloudpermit, for permits application.  Complete the entire building permit process online using your phone, tablet or laptop.

With Cloudpermit, you can:

  • Apply for a building permits at any time, from anywhere;
  • Check the status of your building permit or building inspection (when your application status changes, you'll automatically receive an email letting you know);
  • Schedule or cancel building inspections;
  • Communicate with the Building Department with time-stamped messages; 
  • Request submit changes to an existing building permit.

Please note: While our application submission is online, the Building Department representatives are available in-person at our Town Hall location to assist with your application and answer any questions you may have. In addition, a kiosk is also available at Town Hall for those who require highspeed internet access and or assistance with submitting their application.
