Septic System Permits

All septic systems that are within a single lot and rated to accept a total daily flow rate of <10,000 L/day must comply with the Ontario Building Code (OBC). The average 3-4 bedroom house is rated at 2000 L/day.

All systems must be built according to the OBC regardless of how the residence will be used (ex. seasonal cottage or low occupancy numbers). The system must be built to meet the maximum use possibility of the residence.

It is the homeowner’s responsibility to obtain the necessary permits associated with the septic system installation or repair.

Applying for a Septic System Permit

The following list of drawings should be used as a guide when preparing drawings for submission for a septic permit, for a project designed under (Part Eight) of the Ontario Building Code, which does not require professional design but must be qualified (BCIN).

The Designer that prepares the permit drawings is responsible for ensuring that they provide sufficient information to ensure compliance with the requirements of the Ontario Building Code.

The following information is required for a septic permit application to be considered complete. If any of the information is missing when the application is received, the application will be considered incomplete and will delay the turnaround time to process the application.

Inspection requests must be made by 3:30 pm the day prior to the inspection (unless requested for a later date). Please provide your permit number, address, type of inspection, requested date, and contact information when booking an inspection.

The Program will encompass all properties in the Town of Huntsville that have private sewage systems with a daily flow less than 10,000 litres/day in accordance with the Ontario Building Code (the “Code”). While the initial focus of the program will be private sewage systems that are identified in accordance with this policy as being High Risk, the goal of the program in accordance with the Building Code will be to inspect every sewage system on every property within the municipality.

Property files will be reviewed to determine the risk assessment of the sewage system. If there are no records of a Sewage System in the property files or if the system is greater than 25 years old, contact will be made with the property owner to request sewage system records. If this information cannot be provided, property owners will be required to contract a third-party inspector to inspect and provide a report to the Town. The reports provided by qualified third-party contractors must include a Certificate, Discretionary Sewage System Maintenance Inspection Program as approved by MAH.

If your system fails an inspection, you will receive a letter from the Town outlining your deficiencies with a deadline on your remedial action.  Further action will be taken if corrections are not complete. 

Through implementation, the Town will establish a re-inspection cycle to ensure that private sewage systems are inspected by the Town at least once every 20 years.

  • Be mindful of what is flushed down toilets: Do not flush wipes, napkins, feminine hygiene products, dental floss, plastic, or other miscellaneous items.
  • Be mindful of what is going down your drains: Be sure to put your coffee grinds, fats, greases and other compostable products into your green bin.
  • Avoid harsh cleaning chemicals, paints and oils that can upset the balance of live bacteria necessary for the treatment of the effluent in your septic system.
  • To keep your system clean and avoid clogging of your bed, all septic tanks should be pumped regularly. It is recommended at least every 5 years for a system serving a regular household in a single-family dwelling.
