How long does the Application Process take?

The Planning Department has developed a chart to outline the timelines for Planning Applications, including circulations and appeal process.

What is the deadline for Planning Applications?

In order to meet statutory circulation deadlines under the Planning Act, applications must be received a minimum of one week prior to circulation. Further time may be necessary for complex applications. Committee of Adjustment or Planning Committee meetings are held on a monthly basis. 

What are the costs?

Pre-consultation requirements

Applicants submitting an application for consent, zoning by-law amendment, official plan amendment, or commercial/multiple-residential site plan are required to submit a request for pre-consultation prior to submission of the application. 


Includes division of property, boundary adjustments and registering an easement or right-of-way. 

Minor Variance

Granted to allow a change in zoning requirements such as setbacks, building height and parking.

Official Plan Amendment

Required to make changes to the Official Plan.

Road & Shore Road Closing

Site Plan Approval

All industrial, commercial, institutional, multiple residential and waterfront residential development is subject to Site Plan Control.

Zoning By-law Amendment

Required to bring proposed development into compliance with Zoning By-Law.
